And honestly, getting to this point was a process.
The closing date was delayed twice.
At one point, a lender backed out the day before closing, which created another delay and forced us to regroup quickly.
For most people, moments like that create panic.
For us, it reinforced something important:
Real estate is not just about finding deals.
It’s about navigating people, communication, timing, pressure, and execution.
The reality is every deal involves multiple moving parts — lenders, contractors, title companies, architects, investors, sellers, and timelines that rarely move perfectly together.
Patience matters more than people think.
And this week was a reminder of that.

This project is more than a renovation.
1206 Marcy St will become a sober living home with two ADUs added to the back of the property.
We believe housing is one of the most overlooked opportunities to create both long-term value and real-world impact.

This week, we also met with investors to align expectations and review the vision for the project while finalizing architectural designs that will be completed this week.
